A clearer picture of the financial pressures facing homeowners impacted by the recent California wildfires is beginning to emerge. After seeing only ~680 homeowners miss their January mortgage payments as a result of the fires (including 3.5% of borrowers located in the Eaton wildfire perimeter and 3.2% of homeowners located within the Palisades perimeter) ICE’s daily mortgage performance data for February is beginning to show much larger pressures building. Through the 17th of the month, roughly 1 in 6 borrowers located in the Eaton wildfire zone and nearly 1 in 4 located in the Palisade perimeter were slower to make their February when compared to December. That suggests delinquency rates in affected areas could spike at the end of this month, with as many as 3,200 homeowners at risk of missing their February payment if that trend holds true through the remainder of the month.
